Supporting Towndoor with the sale of Bent Ley Industrial Estate

Holmfirth-based commercial property specialist Towndoor Limited has agreed to the off-market sale of one of its six industrial estates for £4.25 million.

The Bent Ley Industrial Estate in Meltham, a fully tenanted investment site, has been acquired by an undisclosed property investor.

Towndoor initially purchased the site 20 years ago and developed it over several years to accommodate a diverse range of businesses, which have included a coffee roastery, plastic injection moulding site, fireplace factory, horsebox manufacturer, and textile storage facility over the years. Spanning 4 acres, the site features multiple bespoke commercial units with eaves heights of up to 8 meters and offers 60,000 square feet of lettable space set amidst a woodland backdrop. Equipped with substantial solar PV arrays, a spacious yard, ample parking, automated gates, quality landscaping, and robust security systems, this well-known and respected site has consistently enjoyed full occupancy, commanding strong rentals throughout its tenure, a testament to its vendor.

Towndoor has been actively developing and letting commercial properties since 1998. As a family-owned company, it has experienced substantial growth over the past decade through a combination of proactive service, long-lasting client relationships, and a diversified portfolio catering to a wide range of business needs, from warehousing to office space.

Managing Director Dan Bamforth said “we are delighted to have completed on the sale of Bent Ley. The strong sale amount achieved represents the quality of this industrial site, it has always been immaculately maintained and managed by our fantastic in-house team and is testament to the calibre of tenants we have secured during our ownership. My team and I would like to wish the buyer and their new tenants continued success. Towndoor has plans to develop retained land on its other sites whilst reducing a portion of its bank facility with the proceeds”.
